Who we are

This website is operated by 305 Property Management, LLC, a property management and real estate services company based in Key Biscayne, Florida, serving property owners and investors throughout South Florida.

Information we collect

We collect only the information you choose to send us. When you submit the request form, we receive your name, email address and phone number, and optionally your company, the type and address of the property, the number of units, the current rent and the message you write. When you subscribe to owner updates, we receive your email address.

If you are a client with access to the client area, we also hold your account details (name, email, company and language), your sign-in activity and a record of the documents shared with you and downloaded by you.

Our servers record standard technical information with each request, including your IP address and the time of the request. We use this only to apply rate limits and to investigate abuse. The forms are protected by Cloudflare Turnstile, which may process technical signals from your browser to distinguish people from automated traffic.

What we do not do

• We do not use advertising or analytics cookies.
• We do not sell or rent your information.
• We do not share your information with third parties for their own marketing.
• We do not run third-party trackers or embedded social widgets.

How we use your information

We use the details you submit to respond to your inquiry, prepare a management proposal, and provide, coordinate and administer property management and related services. Client-area accounts are used only to share documents securely with the client they belong to.

Service providers

Form submissions and client notifications are delivered by email through Resend; bot protection is provided by Cloudflare; this site and the client area are hosted on Vercel, with client documents stored in private storage and account data in a managed database. Each provider processes data on our behalf in order to operate the site.

Retention

Inquiry emails are retained for as long as needed to serve the relationship and to meet legal, tax and record-keeping obligations. Client-area accounts and documents are kept while the relationship is active and removed on request afterwards. Technical rate-limiting records are short lived.

Your choices

You may ask us to access, correct or delete the information you have sent us, or to unsubscribe from updates. Contact us using the form on this site or by phone and we will respond within a reasonable period. Depending on where you live, additional rights may apply under applicable privacy laws.

Security

This site is served over HTTPS. Submissions are validated and rate limited on the server, client-area passwords are stored only as salted hashes, documents are served only to the signed-in client they belong to, and provider credentials are held as server-side environment variables that are never exposed to the browser.

Children

This site is intended for property owners and investors and is not directed to children.

Changes

We may update this policy. The date at the top of this page reflects the most recent revision.

Governing law

This policy is governed by the laws of the State of Florida, United States.
